Luca and Kriszti are your dedicated hosts and the owners of Terzo di Danciano. When they  say “your joy is our joy” believe them -  they mean it.  Luca and Kriszti truly love to ensure you and your guests have the most wonderful experience possible, be it a wedding, retreat, celebration, or escape.

Appropriate for the owner of a villa dating back to before the Renaissance, Luca is an artist himself, whose hand drawings and oil paintings are featured throughout the property. Luca’s refined eye for detail and aesthetics are a wonderful asset in helping you to design the wedding or event of your dreams.

Kriszti is in many ways, the heart of the villa, going above and beyond to make each guest feel welcome. Kriszti brings her signature blend of warmth, excitement and positive energy to helping plan your stay, events, and off site excursions, with an almost magical knack for making that perfect recommendation.  A dancer by training and an adventurer at heart, Kriszti knows how to make any  moment into a special experience.

In the late 19th century, Terzo di Danciano transitioned from a military outpost to an agricultural estate. A new owner constructed a large barn for the cultivation of silk in 1860, repurposing stone from the dismantled keep. The estate also became known for producing vin santo meaning “holy wine”, a nod to the region’s enduring connection to the Papal States. Over time, the remaining defensive towers were adapted for residential use, blending history with practicality. The agrarian reforms of the mid-20th century led to widespread rural depopulation as families left for industrial jobs in the cities. For decades, Terzo di Danciano lay dormant, a quiet witness to the end of an agrarian way of life that had thrived for centuries. In 2000, Luca Francia purchased the hamlet and began a careful restoration, revealing layers of history embedded in its walls. Original stonework, arches, and plaster were preserved, honoring the site’s heritage. Since 2013, Terzo di Danciano has evolved into a retreat center, offering a tranquil escape amidst the ancient olive groves and woodlands of the Pierle Valley. In 2019, Luca Francia and Krisztina Van Slyke took over its management, creating a space for those seeking inspiration and the timeless beauty of this unique corner of Italy.

THE HISTORY OF

Terzo di Danciano

Nestled in the serene Pierle Valley near Cortona, Terzo di Danciano is a medieval hamlet dating back to the 1200s, at the border of Tuscany and Umbria. For centuries  -from the Roman Empire through the Renaissance and beyond- the Pierle Valley served as a vital strategic corridor between Tuscany and Rome,  coveted and contested by both the powerful Medici family and the Papal States.

In the early 1500s,  this hamlet offered refuge to travelers and military, and was defended by four towers. The unification of Italy in 1861 ushered in a more peaceful era, however, and by the 1880s, a new owner transitioned Terzo di Danciano from a military outpost to an agricultural estate.  Using the stones from the dismantled keep, an enormous multi-story barn was constructed, dedicated to the production of Vino Santo and silk. In the mid-20th century, however, agrarian reforms led to widespread rural depopulation as families moved to cities for more industrial jobs.

For decades, Terzo di Danciano stood dormant, a quiet witness to the end of a way of life.

Then in 2000 Luca Francia, an artist and project manager originally from Piemonte purchased the estate and began a meticulous thirteen year restoration, carefully revealing layers of the villa’s history. Original stonework, arches, and plaster were carefully preserved, honoring the site’s heritage while thoughtfully integrating modern comforts, setting up the next  chapter in Terzo’s rich story.

Today this ancient villa is filled with life, as Luca and his partner Kriszti Van Slyke host joyful celebrations, replenishing escapes, and inspiring retreats amidst the historic ancient olive groves and woodlands of the Pierle Valley. Today, they invite you to experience Terzo di Danciano’s timeless charm and become part of its continuing story.

We had the most magical wedding week at Terzo di Danciano with our friends and family. Terzo is a spectacular venue - it has such a special ambience. We felt like we were in a movie the whole week! Kriszti and Luca are so attentive and have such keen attention to detail. It was such a pleasure getting to know the rest of the wonderful staff too. We have to give Sergio a shout out - his cooking is exceptional! We are still dreaming about the wonderful welcome dinner and his blueberry ravioli. We can't wait to return one day. Thank you for hosting us Luca and Kriszti. Much love. Jayne & Josh

"Amazing!! Above expectations!! Kriszti and Luca, the owners, made all efforts to make sure our stay was the best ever!!! The meals were delicious and amazing!! We begged for the recipes!! My room with a private bath was charming and immaculate. The Villa has been restored tastefully and in a first class way. I enjoyed a massage and facial and loved the steam, dry sauna, and hot tub everyday. I highly recommend!!!"
